The financier purchased a smaller island - Little St James - back in 1998, but later purchased the more expansive Great St James in 2016 for around $22.5 million.
This visual evidence indicate he had formulated plans to transform the substantial island by constructing homes, an open-air theater, an submerged workspace and a pool.
Visible on the blueprint is Pillsbury Sound, a strait in the US Virgin Islands, marked on the bottom right.
This development map is marked up in handwritten red notes and includes a notes section labelling various sections of the estate.
